Al Barsha South, Dubai.

Al Barsha is one of the old, well-established districts of west Dubai, located between major axes such as Sheikh Zayed Road and Al Khail Road; because of its central location, access and many amenities, it attracts attention both for living and for the rental market.

Structure of the District

Al Barsha is usually divided into four main parts:

Al Barsha 1: Busier and more urban; many apartments, hotels, restaurants and shops; close to Mall of the Emirates.

Al Barsha 2: Mostly villas and quieter.

Al Barsha 3: Mainly larger villas and a more residential atmosphere.

Al Barsha South: A newer part with residential projects, schools and newer commercial centres.

The Most Important Advantage: Location

One of Al Barsha's main strengths is its very good access. Two Red Line metro stations, Mall of the Emirates and InsuranceMarket, serve the district. It also has direct access to Sheikh Zayed Road and Al Khail Road.

For this reason, getting to areas such as Dubai Marina, Downtown, DIFC, Media City and Internet City is relatively easy.

The Property Market

The property mix in Al Barsha is varied; from studios and 1- to 3-bedroom apartments to large villas. This variety has meant that single working tenants and families alike are present in the district.

From an investment point of view, rental demand is one of the area's important features; especially in the parts closer to the metro, Mall of the Emirates, schools and workplaces. Of course, the actual yield depends on the building, the purchase price, the floor area and the condition of the unit.

Amenities

With Mall of the Emirates, Al Barsha Mall, restaurants, supermarkets, schools and medical centres, many daily needs can be met without going to other areas.

An Important Point About Al Barsha

Al Barsha is more a practical, residential district than a luxury, tourist one. That is, if someone is looking for sea views, luxury towers and the lifestyle of Marina or the Palm, Al Barsha does not have that atmosphere; but in return, its location, access, amenities and rental market are its main strengths.

Summary

If I were to say it in one sentence: Al Barsha is one of Dubai's established, strategic districts, whose main value comes from its central location, excellent access, complete amenities and continuous residential demand.
